Size: 10,76,000 sq ft | 20 acresLocated in the prime area of Bandra-Kurla complex with the Mithi River behind it, the site is surrounded by the Mahim creek and bordered by a mangrove on one side. The site is atypical of the local context and sits within an open expanse, unlike the typical congested urban sprawl of Mumbai. Since the city experiences torrential rain which hampers even basic municipal services, directly affecting the way of life, the Site was analyzed for high flood levels in the area, to negate the effects of flooding. Facilities provided include five office blocks, a mall-cum-multiplex and a drive-in theatre. With the unusual advantage of panoramic views, hotels, serviced apartments, club and condominiums were included in the program. The functional zoning of the design scheme is based on the relationship between the office, the mall and the hotel, with the hotel being central to both. Proximity to the mall adds to the experience of the complex and makes for a well-integrated mixed-use scheme. A promenade at the front of the site connects all three functions whilst giving the scheme a landmark identity.
